Extraordinary General Meeting – The Orion Condominium 19/02/2017

The Orion Condominium Management Corporation call EGM on 19th February 2017 to adopt and accept 2015 audited account which not approve in the last AGM. Chairman of meeting Mr Norman Hughes told the floor that the audit account was not approve in the last AGM due to some figure can’t be explain by previous committee.

Less than 20 owners attended the EGM, but the meeting was convene in the proper manner fully complied with Strata Management Act 2013 (Act757).

CNY Lion Dance – East Last Residence

Once again MC of East Lake Residence thanks all the residents with wonderful Lion Dance and Dinner.

Two lion presented a wonderful dance in front of 500 audience. This is an annual event organise by MC of East Lake Residence with assistance from Ong Maju Property Management team.

100 pieces angpau was given away by MC and everyone enjoy their memorable weekends under the sun.

RM462,360.72 Outstanding Collected

ONG MAJU Property Management Sdn Bhd management team achieved a significant milestones at one of the site in Selangor area after more than a year operating.

ONG MAJU team taken over the site since September 2015 whereby the total outstanding by 946 units is RM828,234.81, after 1 year and 3 month of operation, the outstanding by owners reduce to RM365,874.09.

During the duration of 1 year and 3 month operation, management team carried out water disconnect, bared access and others related actions that compiled with house rules and strata management act.

Another Excellent Achievement – Reduce RM266,623.33

With all the hardworking, Ong Maju Property Management team hit another excellent achievement in one of the Seri Kembangan site, by reducing RM266,623.33 outstanding less than a year.

Base on the account records,the total outstanding for the month of March 2016 was RM412,708.65, after nearly a year of handwork by whole management team, the total amount of outstanding as at 31st January 2017 reduced to a total of RM146,085.32. Since taking over the the building management operation, Ong Maju Property Management provided 7 manpower to managed a total of 624 units service apartment.

The top management of Ong Maju Property Management highly appreciate all the hardworking of site team.

Extraordinary General Meeting (14/01/17) – Mutiara Court

Finally, Mutiara Court Extraordinary General Meeting held on 14/01/2017 3.00pm at Multipurposm Hall, about 50 residents attend and make decision on the installation of Barrier Gate, CCTV and Guardhouse.

JMB Chairman Mr Moo Hong Kee thanks all the attendance come to make a important decision. After briefing by vendor, the floor agreed to proceed.

AGM – Avelon Tower

Year 2017 started with Offical taken over the operation at The Orion Condominium, Jalan Tun Razak, and the AGM of Avelon Tower , Plaza Medan Putra was the highlighted in the first week of New Year.

17 eligible voter attended the AGM held on 7th January 2017 at 8th floor Multipurpose Hall, New committee was elected during the AGM, beside the existing committee members continue to serve to community, Ms Dang Chui Peng will be the new face in the new committee line-up.

2014 Audited finally adopt and accept by the floor, Last AGM minute also accept and adopt during the meeting.Few security enhance proposal was presented by Property Management was accept by the floor.

For the audited account year 2015 and 2016, egm will be called to adopt and accept estimate in the month of June 2017.

Staff Party (East Lake Residence)

2016 ended with Staff Party at East Lake Residence which organised by East Lake Residence Management Corporation. This is the yearly event and all the management staff, security and cleaner enjoy their new year eve night with all the MC Members.

A token of appreciation was given to all the staff for their service, East Lake Residence MC chairman Mr Chelvakumar thanks to all the staff although rewards is just a small token, but this is the appreciation on their work.

After the party, 15 minutes fire crackers showed welcome the year of 2017 and wish all the best in the new year.

AGM – Setia Residen ,Sitiawan (03/11/2016) ; Damansara Suria (10/12/2016); SD Tiara (17/12/2016) ;Putra Indah Condominium (18/12/2016)

4 AGM In a row was organize by Ong Maju Property Management Sdn Bhd in the Month of December 2016. Started with Setia Residen, Damansara, SD tiara and Putra Indah Condominium.

The new committee of all the 4 site was elected in the AGM, beside SD Tiara remain all the existing committee, others 3 was found many of the new face joined the committee to make their property more better living.

All AGM was conducted pursuant to the Strata Management Act 2013(act 757), Setia Residen followed the Registration of Society ACT.

MPS Commissioner of Building Department Director Mr Aminuddin and his official Mr Ismie attended the Damansara Suria AGM and given his professional advised and suggestion during the AGM on all the operation matter.

Putra Indah Condominium old committee voted out in the AGM,the new committee members take over the control.

Strata Management Act Seminar 2 & Centralize Complaint Management System Launching – 29/10/2016 KIP Hotel Conference Room

Ong Maju Property Management Sdn Bhd organized “Strata Management Act 02” on 29/10/2016 at Kip Hotel Conference Room. This is the second-time Ong Maju Property Management Sdn Bhd organized seminar for the new act for all the person in charge and also the top management.

DBKL legal and Prosecution Department Legal Advisor Mr. Mohd Hazly Bin Md Rais was invited to conduct a seminar. Beside the comparison on the Act 663 & 318 with Act 757 and also procedure on the implementation, the speaker also touch on the process of filing to Tribunal, especially issues dealing with defaulter and internal leaking. The five hours briefing and sharing by Mr. Mohd Hazly is invaluable which gives all attendees in depth understanding on the Strata Management Act.

During the seminar, Ong Maju also introduce centralize web based complaint management system to all the attendee and the programmer Mr. Kun Zheng Hao was invited to brief attendees on the system operation.

The event ended with the briefing by Area Manager Mr. Louis Kong on the Standard Operation Procedure.

Malan Jalinan Mesra – 08/10/2016 SD Tiara Apartment

Once again, SD Tiara Management Corporation host a Malam Jalinan Mesra (Solidarity Night) on 8th October 2016, 8.00pm at SD Tiara Apartment Playgraound area, about 300 residents attended this memorable event.

SD Tiara Management Corporation Chairman Mr Jason Yong thanks the organizing committee and all the residents to make this event happen.
